Our History
From Queen City Plumbing to Charlotte's Premier Contractor
Southeastern Plumbing, Heating, & Air Conditioning, Inc. is a distinguished commercial contractor based in and around Charlotte, NC, proudly serving both its hometown and the surrounding areas. With a legacy dating back to 1961, Southeastern has been a prominent force in the commercial and industrial plumbing, heating, and air conditioning contracting industry.
After dedicating a decade of his life to military service during WW2 - four years in the Marines and six in the US Army - Ray Overcash, influenced by his wife Betty, transitioned to civilian life. Drawing on Ray's expertise gained at the Charleston Naval Base and working as a plumber, the initial business bore the name "Queen City Plumbing." In 1961, Ray obtained his plumbing licenses, expanding the scope to include more installation work. Over the years, their children gradually joined or returned to the business. In 1966, the company underwent a name change to Southeastern Plumbing and Heating Company. By October 1978, the business was officially incorporated as Southeastern Plumbing and Heating, Inc., a name it retains to this day.
Having poured nearly four decades into the enterprise, Ray and Betty finally retired in 1995. The business has thrived under the ownership and operation of their children and now, a third generation of grandchildren have taken field and management responsibilities. Despite the transformations since its inception, the commitment to plumbing and HVAC excellence remains unwavering.

Billy Overcash
Vice President / Operations
Billy brings over 40 years of experience in plumbing and HVAC construction. He oversees all operations, ensuring service excellence and the high standards the company is known for. He holds a BS in Manufacturing Engineering Technology from Western Carolina University, along with an Unlimited NC Plumbing License (P1), HVAC licenses (H2), and certification in Commercial Kitchen Hood Ventilation. Beginning his career in 1985 with a major HVAC equipment manufacturer.
Paula Swenson
Vice President / Finance
Paula ensures the financial health and stability of Southeastern. She oversees all financial operations, including transactions, reporting, budgeting, and risk management, while maintaining strong internal controls and compliance.
Ryan Overcash
HVAC & Plumbing Sales and Operations Manager
With over a decade of experience, Ryan oversees the entire sales and operations of the HVAC and Plumbing departments, including estimating, project management, personnel coordination, budgeting, and purchasing. Ryan holds a Bachelor's degree in Criminal Justice from UNC Charlotte.
Chuck Becknell
HVAC Operations Manager
Chuck brings over 40 years of experience across electrical, mechanical, and plumbing. He holds a NC Mechanical Contractors License (H2 & H3), EPA Universal Refrigerant License, and IMACA Mobile Refrigerant License. He also serves as an instructor in CPCC's AHR HVAC program.
Shawn Storey
Plumbing Operations Manager
Shawn started with Southeastern in 2016 as a Plumbing Foreman, was promoted to Plumbing Project Manager in 2022, and then to Plumbing Operations Manager in 2025. He holds OSHA 30 certification and a SC Mechanical Contractor License.
Micheal Patrick
Senior HVAC Estimator
Micheal Patrick brings 38 years of experience in the commercial HVAC industry. As Senior HVAC Estimator, he prepares comprehensive project estimates covering labor, materials, and installation for commercial and light industrial projects.
Jeff Ostrander
HVAC Superintendent
Jeff is an experienced HVAC Superintendent with decades of expertise. He oversees all aspects of HVAC field project delivery, from planning and coordination to execution and closeout.
Brenton Zurheide
Pre-Construction Manager
Brenton is Southeastern's Pre-Construction Manager with over 10 years of industry experience, including 4 years in estimating and 6 years in the field. He prepares detailed cost estimates for commercial plumbing systems.
Eric Grimes
Plumbing Project Manager
Eric is a Plumbing Project Manager with 12 years of experience in the plumbing trade and a North Carolina P1 license (unlimited).
